There are only two ways to build in Australia and that is with a Builder or as an Owner-Builder. Builders will provide you with a "turn-key" package but charge a hefty profit margin, whereas, as an Owner-Builder you control and manage the project yourself and are free to contract trades personnel of your choice to construct your project. Bear in mind that the trades are subcontractors and not usually employed by builders so you are free to engage them for your own projects as and when required. Most are licensed and insured.

Savings of approximately 30% of the project cost can be achieved as an Owner-Builder. These savings are simply the profit margin that builders charge you to manage the trades assigned to your project. The trades "own" the knowledge and experience so its often easy money for the builder. Many clients tell me that they don't have the knowledge, expertise or time to do an owner-builder project. Either way, it doesn't matter to Owner-Built. No project is too big or too small. We can assist getting you started with literally everything including concepts & your ideas (3D CAD modelling), Architectural and Engineering drawings, Council or Complying Development approval and, if you wish, building construction through to the issuing of an Occupation Certificate.

 

Once its all approved and you are ready to go, by all means get some builders to quote you or consider the owner-builder option. We provide a flexible service to suit your needs, working with either Builders, Owner-Builders or DIY enthusiasts - the choice is yours.

A second storey extension can be the most expedient and cost effective manner to increase space and maximise property capital gain. They do, however, require careful planning, design and construction.

 

Owner-Built will help you design it, approve it and build it. This includes assistance with:

​

1. Concept, feasibility (compliance with local zoning regulations) and design including various layout options - in line with your budget

2. Suitability of dwelling for a second storey extension including the structural adequacy of footings

3. Plan for Construction: Some second storey extension processes can be isolated, leaving certain sections of your home (kitchen, bedrooms and bathrooms) unaffected and available, however, there may be instances where it may be best to move out. Owner-built will assist homeowners to determine the best way of constructing the second storey with minimal inconvenience.

4. Once its all approved and ready to go, you are free to have any number of builders quote the job or take the Owner-Builder option and save thousands.

From a practical perspective, Granny Flats are simple to construct and are the “ideal” owner-builder project. At the moment, Granny Flat Builders are quoting in excess of $100k for a typical Granny Flat. In the space of 30 minutes, I can show you how to reduce that price by approximately 30% or, in this example, $30,000. Thats equivalent to 18 months rent (at $400/week) flowing to your back pocket and not the builders!

 

Also, unlike the majority of Granny Flat builders who prefer the easy approach, Owner-Built can assists all homeowners, specialising in:

 

1.     Custom Designs: Granny Flats to suit your requirements instead of a builder's standard design
